A title search is a review of available records held at the county register of deeds, tax office, and other resources publicly available, with the purpose of determining the owner of a particular property, whether they hold marketable title to the property, and whether there are any easements, restrictions or other encumbrances that apply to the property. Often this can be done by examining the last 30 years of public records, but can require the review of records dating back into the early 20th century and beyond.


In the great state of South Carolina there are two different basic tax rates for real property, a rate for investment property (higher) and a rate for primary residences (lower). To avail yourself of the lower rate, you have to let the county tax office know that your new property will be a primary residence, by submitting a form. South Carolina applies an additional tax to the sale of real property on by non-residents (of SC). This tax may be applied at closing, reducing net proceeds of any applicable sale. One example of a time this tax would apply, would be a resident of another state who owns a vacation home in SC, and decides to sell it. For more information please contact our office.
